Lagos Life Money Guide: Naira, Homes, Businesses and Tax
Updated
Everything in Lagos Life is priced in naira, which makes it easy to forget that most of it is game money. This page separates what is Game Naira, what costs real money, and how the economy has changed since launch, from the business update to the October 21 tax cap.
Facts come from the official terms, the in-game guide (checked October 10, 2026) and the developer's announcements on X up to October 22, 2026, each linked on our Lagos Life updates page.

How Money Works in Lagos Life
Game Naira is not real money
Prices in Lagos Life are shown in naira (₦), but this is Game Naira. The official terms describe it as a fictional unit with no real-world cash value that cannot be redeemed for real naira, and the in-game guide states there is no cash-out to a real bank.
You earn Game Naira by working shifts, running businesses and selling things to other players. You can also top up by card, bank transfer or USSD; the official terms say purchases are generally final once delivered.
Renting vs buying a home
Homes are in Phone → Houses. You can rent first and buy when you can afford it; the in-game guide notes that owners never pay rent again, so buying is the long-term saving. Only a home you own can be extended.
Lagos homes, checked in the game on October 22, 2026 (rent per week / price to buy): Face-me-I-face-you in Mushin ₦2,400 / ₦113k; Self-contain in Yaba ₦6,000 / ₦312k; Mini-flat in Lekki Phase 1 ₦17,000 / ₦910k; Terrace duplex in Ikate ₦56,250 / ₦3.1m; Family duplex in Magodo GRA ₦137,500 / ₦7.6m; Duplex in Ikoyi ₦312,500 / ₦18m; Mansion on Banana Island ₦1,875,000 / ₦114m. A UNILAG hall of residence costs ₦1,200 a week. Moving in costs three weeks of rent up front, and your furniture moves with you.
You can also add a second home in Port Harcourt (from a ₦2,600-a-week single room in Rumuokoro to a ₦16m colonial duplex in Old GRA) or Abuja (from ₦2,800 a week in Kubwa to a ₦103m mansion in Asokoro). Your Lagos home stays yours.
Houses → Invest lets you buy up to 5 homes to rent out. Each listing shows its weekly rent and a payback estimate, from about 89 days for a Mushin room to about 115 days for a Banana Island mansion. Houses → Rent lists homes other players offer.
Furnish your place in Buy mode. Since an October 10 update, furniture stays usable while it waits for a repair and you no longer lose decoration progress.
Businesses
Businesses start from ₦150,000 in Phone → Invest and pay out every evening at 6 PM (in-game guide, checked October 10, 2026).
Ready-made businesses in Phone → Invest, checked October 22, 2026 (price / daily earnings after running costs): Recharge & Data Kiosk in Ojuelegba ₦150k / ₦700–₦3,200; Zobo & Chapman Stand in Yaba ₦300k / ₦1,800–₦5,800; POS Stand in Yaba ₦500k / ₦3,000–₦9,500; Buka in Surulere ₦2.5m / ₦12k–₦43k; Barbing Salon in Ikeja ₦6.0m / ₦26k–₦93k; Car Wash in Lekki ₦15m / ₦62k–₦204k; Event Centre in Ikoyi ₦60m / ₦155k–₦741k; a 5% share of Quilox ₦250m / ₦645k–₦2.4m. The game warns that some days go wrong and that businesses take months to pay for themselves.
You can also start your own company from ₦140k, where you set staff and prices, or a bus company with HiAces from ₦18m. A Mack haulage trailer costs ₦18m and earns ₦117k–₦209k a day minus ₦30k for the driver, with occasional ₦95k breakdowns.
Land is the slow option: plots range from a ₦250k quarter plot in Imota (+2.5% a week) to a ₦150m Banana Island waterfront plot (+1.9% a week). Cheap plots in Ikorodu, Epe and Ibeju-Lekki carry omo-onile risk; Lekki Phase 2 land with a C of O (₦15m, +3.1% a week) does not.
An October 21 update made businesses bigger: you can now own 5 companies instead of 3, fund a company straight from your wallet to cover wages and bills, close a branch that isn't making money and get 60% of the investment back, and money from selling a company now goes straight to your wallet.
Taxes, prices and transfers
On October 21, 2026 the developer capped tax at 7%, down from up to 35–40% before. The cap covers income, company profits, casino winnings and betting winnings.
The same update ended "big man" pricing for most players: if your net worth is under ₦1 trillion, you pay normal prices for houses, furniture, school fees, businesses, transport and jet fuel.
Player-to-player transfers were limited for a few days in mid-October. Limits went back to the old levels on October 15, and on October 17 the developer said all transfer limits had been removed.
Features that use real money
A few newer features involve real money, not Game Naira. Since October 14 you can buy real Dangote Refinery shares from ₦5,250 inside the in-game Flutterwave building, through Flutterwave's checkout, in partnership with Chapel Hill Denham and Mono. Since October 19 the developer has also promoted buying real products in the game for delivery, including a Tacha Beauty HQ store offering 30% off.
These are real purchases and investments, so treat them like any other online payment: check the details on the payment screen, and remember that Game Naira itself still has no cash value.
Keep your account and money safe
The developer warned on October 21 about phishing: fake sites copy Lagos Life's look to steal logins, and outside forms ask for usernames and passwords. The only official site is lagoslife.app, and the team says it never asks for your password.
Only send game money to players you know, stake small on LagosBet, and link an email to your account so you can recover it.
Frequently Asked Questions
Can you withdraw Lagos Life money?
No. The official terms describe Game Naira as a fictional unit with no real-world cash value that cannot be redeemed for real naira, and the in-game guide states there is no cash-out to a real bank.
Should I rent or buy a house in Lagos Life?
Rent while you build up money, then buy. The in-game guide notes that owners never pay rent again, so a purchase saves money over time.
How much tax do you pay in Lagos Life?
Since October 21, 2026, tax is capped at 7% on income, company profits, casino winnings and betting winnings. Before that it could reach 35–40%.
Are Dangote shares in Lagos Life real?
The developer says yes: since October 14, 2026 you can buy real Dangote Refinery shares from ₦5,250 through Flutterwave in the game's Flutterwave building. That is a real-money investment, separate from Game Naira.
